Does your slab need a self-leveler, an overlay or crack repair first?
Self-leveling concrete and overlays in Olympia Heights, FL are cement-based toppings we put over sound concrete to flatten dips and cover worn or stained surfaces, so you get a smooth, even floor inside or a fresh surface outside. The job usually comes with crack repair and grinding, and sometimes taking up old flooring first.
Most of the floors I look at have had tile or carpet pulled up and glue left behind, a low spot that new flooring won't lie flat over, or an outdoor slab that's worn and patched. The price moves with the size of the area, how much crack repair and grinding the slab needs, how deep the dips run, and whether old flooring has to come up first. The schedule turns on that same prep and on whether your job needs a permit, and I'll give you a written estimate for your own floor once I've seen it.
How can you tell your concrete needs a self-leveler or overlay?
Dips and uneven spots
Water collects in one spot, or new vinyl plank flexes and clicks over a hollow. That usually means the slab has low areas, and laying new flooring over them means seams that can pop open and tile that can crack.
Glue left on the slab
After tile or carpet comes up, you're often left with dark, hardened adhesive across the concrete. Nothing bonds well over it, so it has to be dealt with before any topping goes down, or the next floor can let go.
Worn, stained, patched concrete
A patio, garage or bare slab with surface wear, old stains and mismatched patches is usually still sound underneath. Catching it while the wear is on the surface keeps it a topping job, because once the concrete breaks up deeper the repair gets bigger.
Work that often comes with an overlay
Concrete Floor Stripping & Removal
If tile, vinyl or an old coating is still on the slab, it has to come up cleanly before any topping will bond to the concrete underneath.
Pool Deck Coatings & Resurfacing
When the worn concrete is the deck around your pool, it calls for a surface made for bare feet, pool water and outdoor use, which is its own service.
How we put down self-leveling concrete and overlays
I start every overlay by checking the slab for cracks that are still moving, because those have to be stabilized first or they'll show through the new topping. If old flooring glue is still on the slab, we find out what's in it before anyone grinds or scrapes it, since a flooring maker warns that old adhesive can contain asbestos and removing it by machine can be hazardous. Then I pick the topping that fits, based on whether your floor has to keep its height or the job is outdoors. Our installers grind and clean the surface so the topping can bond, make the repairs, then pour or trowel the topping and finish it.
Some jobs start with other work. When tile, vinyl or an old coating is still down, it comes up first through our concrete floor stripping and removal, and if the tired concrete is around your pool, pool deck coatings and resurfacing is a better fit than a standard overlay. Satisfaction guaranteed on every job, whichever finish you choose.
Thin bonded topping
Best for indoor floors that are worn but close to flat, where the new surface has to meet doors and the next room where they are now. It bonds to the old concrete, so the slab has to be clean and sound first.
Self-leveling underlayment
Best for indoor floors with dips that need to come up flat before tile, vinyl or a coating goes on. It flows out to a level surface, so the next floor doesn't rock over low spots.
Decorative outdoor overlay
Best for patios, walkways and driveways that look tired but aren't moving. It's made for outdoor use and can be stamped or roller-textured, so you change the look of the concrete instead of just smoothing it.

The owner writes your estimate
I come out to look at the slab myself and write the estimate, and our installers do the prep and the topping. That way the person pricing your floor is the one who actually looked at it.
Prep comes first, since 2017
I started this business in 2017 after years in flooring sales watching coated floors fail from rushed prep. If your slab isn't ready, or a cheaper option fits you better, I'll tell you straight.
Licensed, insured, easy to verify
We're fully licensed and insured. Contractors working in Miami-Dade are licensed by the county's Contractor Licensing Section, so ask any installer you're considering about their license before work starts.

On an overlay, the slab under it decides how the finished floor turns out. Tell us about your floor and I'll come take a look.

Common questions
How much does self-leveling concrete cost per square foot?
Self-leveling floor pours across the US usually cost about $2 to $12 per square foot. That's the national range for the pour, not our price, and your slab's condition and prep decide where your floor lands. I'll give you your own figure in a written estimate after I see it.
Can a concrete overlay go on an outdoor patio or walkway in Olympia Heights?
Yes, as long as it's an overlay made for outdoor use. One maker's guide says its self-leveling underlayments are for interior use only, while another maker makes its overlays for outdoor hardscapes like patios and walkways. We match the product to where it's going.
Will a self-leveling overlay raise my floor height?
Often not, if a bonded topping fits your slab. Bonded toppings can go on much thinner than unbonded ones and often leave the floor at the same height, so they suit floors that have to keep meeting doors and other rooms where they are now. Deep dips take more material, and I'll tell you at the estimate if your floor will come up.
Do I need a moisture barrier under self-leveling concrete?
You might, if your slab holds a lot of moisture. One maker's guide calls for a moisture barrier on high-moisture slabs when the flooring going on top needs lower moisture levels than the slab has. If you're planning tile, vinyl or another covering with set moisture limits, expect that extra layer to be part of the job.
How do I know if I need a permit for a concrete overlay in Olympia Heights?
Your job may qualify to skip a building permit if it costs under $7,500 and your property is a single-family home, duplex or townhouse, according to Miami-Dade County's permit exemptions. Units in multi-family buildings and properties partly or fully in a flood hazard area don't qualify, and the county's list of work that always needs a permit names electrical, plumbing, structural, mechanical and gas work, not overlays. Before we schedule, we find out whether the county or your city covers your property, and if the job needs a permit, we apply as the licensed contractor and handle the paperwork and inspections.
How do I check that my overlay contractor is licensed in Miami-Dade?
Ask which certificate of competency they hold, because county code requires anyone working as a contractor in Miami-Dade to have one for the type of work, issued by a state licensing board or the county's Construction Trades Qualifying Board. The county's Concrete Finish Contractor certificate, for example, covers troweling, scoring and other surface treatment of concrete that someone else placed. Ask us the same question at the estimate.
